Our data-assisted approach in real estate
Valuation, in our view, is driven by the quality of location and building. Our process begins by analysing the real estate portfolios of Listed and Non-Listed funds at the property level.
We plot a building's coordinates in our database, and a location quality score is calculated instantly, based on the quality of its market, sub-market, microlocation & physical climate-risk. The input variables for this location quality scoring are determined and collected by respective analysts in our team, based on industry knowledge and back-testing of variables. Building quality assessments come next, where considerations include build & renovation year, and energy efficiency.
We conduct this analysis right across the globe and across sectors. We cover 1,500 markets, 31,000 submarkets and approximately 300 cities across the globe - constantly utilizing our 20 purposely selected Data-Vendor partnerships.
The individual property-level assessments of location and build quality scores are then aggregated to the portfolio level, where our valuation process continues.
